Most homeowners who get one never read the number printed on it. They see the word, assume the house is gone, and stop opening mail. In a lot of cases the amount owed to bring the loan current is far smaller than the equity sitting in the house.

If you want to keep the home, there are paths to that. If selling turns out to be the right answer, doing it on your terms protects the equity that a foreclosure would take. Either way, the first step is finding out where you actually stand.

The carpenter's daughter.

I grew up in the San Juan Islands, in a house my dad built with his own hands. He was a finish carpenter. Whether I was pegging hardwood floors or sitting next to him on the roof during yet another addition, I learned early that construction was not just a trade. It was an art form.

In 2010 my husband and I wanted a home together and could not afford turnkey. So we bought what we could and rolled up our sleeves. Four houses later, the work had become the point.

I lost my dad in 2017. My son was born in 2020, and I put the hammer down for a few years to just be his mom. In 2024 I came back to houses.

The right answer depends on your price range, your home's condition, and what comparable listings are already offering. A pre-listing walkthrough identifies which specific improvements will return more than they cost.

What repairs should I make before listing my home?

Prioritize deferred maintenance, safety concerns, and the items that reliably appear on inspection reports, because those become the buyer's negotiating leverage. After that, focus cosmetic work where buyers form first impressions: paint, flooring, lighting, and curb appeal.

Which home improvements give the best return before selling?

Interior paint, flooring, lighting, and curb appeal typically return the most relative to what they cost. Kitchen and bathroom updates can return well, but they vary far more by market and by how much the existing finishes are actively hurting the home.

Is professional staging worth the cost?

In most price ranges, yes, and it often outperforms renovation per dollar spent. Staging changes how buyers read space and scale. In many homes the work is editing rather than adding: removing oversized furniture and clutter before bringing anything new in.

Yes, though it is uncommon. The combination means one person can assess both market value and construction condition in the same visit.
